DESCRIPTION OF SERVICES
| Building Permit, Planning Permission | The Building Permit (BP) is a document certifying that the Greek Urban Planning Service has authorised the construction of a new building or the extension of an existing building. Our professional Civil Engineers prepare the study that certifies a building as functional and safe. A building must fulfill certain requirements, depending on the specific area it is built. We are at your disposal for any information, questions or any help you may need concerning your building permit, and we can take care of any required documents and procedures, in order to issue a valid and legal permit on your behalf, promptly and efficiently.

| Small-Scale Building Permit | If you intend to carry out small-scale construction works, you need a small-scale building permit. Small-scale works include an extensive list of constructions. Indicatively, we mention the following types of construction work:

| Legalising/Settling Arbitrary Constructions | In order to transfer your property by notarial deed, you need an engineer's certificate of non-arbitrariness. According to Law 4495/17, owners may settle any arbitrary constructions (constructions without a building permit) by fulfilling certain conditions and by paying a fine. Our competent engineers issue the certificate to legalise arbitrary constructions, by which it is certified that there are no arbitrary constructions nor any arbitrary uses of constructions within your property. We can take up all necessary procedures to legalise or settle your arbitrary construction in accordance with applicable laws. |
| Energy Performance Certificate (EPC) | This is an official document accredited by the Greek Ministry of Environment and Energy (MEE), according to which a building or a specific part of a building is classified under nine energy performance categories (A+ to H). The Energy Performance Certificate (also known as Building Energy Rating – BER) indicates the energy performance of a building (or part thereof); in other words, how much energy is consumed in a year in terms of heating, lighting, hot water and air conditioning. |
| Building's Electronic Identity | Owners who wish to transfer their property by notarial deed, whether it is an apartment, a building or a plot, they need the Building's Electronic Identity, a mandatory procedure as of April 1, 2022. This electronic file is prepared and submitted on the platform of the Technical Chamber of Greece by our highly trained professional engineers. |
